September 2026: Los Angeles Market Update

As September begins, we hope the fall season brings a renewed sense of rhythm, focus, and connection for you and your family.

On the market front, the Los Angeles residential real estate market showed a more typical late-summer shift in August. Per the MLS, the median sale price was $1,345,000, down from $1,370,000 in July, representing a 1.8% month-over-month decrease. Closed sales also decreased from 547 in July to 482 in August. Some softening in activity is common as summer comes to a close, particularly as travel, back-to-school schedules, and the transition into fall can affect both buyer and seller timing.

Mortgage rates remained relatively steady heading into September, with the 30-year fixed-rate mortgage averaging 6.71% according to Freddie Mac. Although rates have changed only modestly week to week, they remain higher than earlier in the spring, which continues to influence affordability and buyer decision-making.
