October 2026: Los Angeles Market Update
As October begins, the fall season is settling in and bringing with it the start of the holidays and a natural shift in pace. While this time of year can traditionally bring a more measured real estate market, Highland Premiere is coming off an active summer and September, with several exciting closings behind us and a number of noteworthy listings preparing to come to market this month.
On the market front, September’s median sales price was $1,330,000, a modest 1.1% decrease from $1,345,000 in August. At the same time, 539 homes sold during the month, up nearly 12% from 482 in August. While pricing softened slightly, the increase in closed sales reflects continued activity as we moved into the fall market. Financing conditions, however, shifted more noticeably. Against the backdrop of the Federal Reserve’s September rate increase, mortgage rates moved higher, with the average 30-year fixed-rate mortgage reaching 7.28% as of October 1, compared with 7.03% the week prior and 6.34% a year ago. As borrowing costs rise, thoughtful pricing, preparation, and an understanding of each client’s individual goals become increasingly important in navigating the market.
Beyond the market, October also brings one of our favorite Playa Vista traditions. We are proud to once again sponsor the 8th Annual Playa Vista Monster Dash and look forward to spending the morning with our wonderful community. We will be cheering on the runners, enjoying all of the costumes, and welcoming families to our sponsor booth for games and activities throughout the event.
